Thank you for choosing us for your EPC assessment. Below, weʼve outlined some of the most common questions to help you understand the process and avoid potential issues with your report.

Why wasn't insulation included in my EPC rating?

To include insulation in your EPC rating, our assessor needs to independently verify its presence during the on-site inspection. Only photos and evidence captured by the EPC assessor during their visit can be considered as valid documentation of insulation. We're unable to accept photos provided by homeowners, as these do not meet the independent verification requirements. If insulation is not visible or verifiable on-site, assumptions will be made based on typical building characteristics, which may lower the property's energy rating.

 

Why wasn't double glazing included in my EPC rating?

To factor in double or triple glazing, we need to see proof that it's been installed, typically through a FENSA certificate or equivalent. Without such evidence, glazing will not be included in the rating, as we cannot assume the presence of double glazing without official verification.

Why is the floor area on my EPC different from my propertyʼs actual floor plan?


The floor area shown on your EPC certificate is an estimate used specifically for energy rating purposes. It excludes unheated areas such as garages, porches, and any non-liveable space. Your personal floor plan may measure total internal space differently.

What if my documentation is submitted after the inspection date?


If you submit additional documentation after the inspection date, and we need to update the EPC rating, a re-lodging fee of £25 will apply. This is to cover the administrative costs of revising and reissuing the certificate.


How can I ensure the most accurate EPC rating?


For the best possible rating, ensure that our assessor can access all areas of the property, and that any documents you have, such as FENSA certificates or insulation certificates, are available on the inspection day. Additionally, ensure any movable thermostats are visible, and, if applicable, provide details on any solar panels, including capacity, pitch, and shading.
