What should I do to make my property ready for Click

Staging is a key component in ensuring that your property photographs are unmissable and attract the right attention. At Click, we have developed practical and efficient staging guidelines to help you prepare your property for interior and exterior photography. These guidelines are designed to optimise the quality of our visuals while adhering to our two minute rule for adjustments in each room.

Why Staging Matters

Staging helps present your property in its best light, showcasing its unique features and making it more appealing to potential buyers or renters. A well staged property:

  • Creates a great first impression online.

  • Enable Click to highlight key features and functional spaces though our content.

  • Helps potential buyers or renters visualise themselves in the space.

Interior Staging Guidelines

General Tips

  1. Declutter and Depersonalise:

    • Remove personal items like family photos, paperwork, and excess decorations.

    • Store away any unnecessary furniture to maximise the sense of space.

  2. Clean Thoroughly:

    • Ensure all surfaces, windows, and floors are spotless.

    • Pay attention to mirrors, countertops, and appliances for streak free finishes.

  3. Lighting:

    • Replace any burnt out bulbs and ensure consistent lighting across all rooms.

    • Open curtains and blinds to let in natural light wherever possible.

  4. Neutralise:

    • Use neutral colour schemes and remove overly bold or distracting elements.

Room Specific Staging

  • Living Room:

    • Arrange furniture to create a welcoming, conversational layout.

    • Declutter shelves, leaving only a few decorative items.

    • Add fresh flowers or a simple centrepiece on the coffee table.

  • Kitchen:

    • Clear countertops of all appliances and clutter.

    • Wipe down all surfaces, including stainless steel appliances.

    • Place a bowl of fresh fruit or a vase of flowers for a touch of vibrancy.

  • Bedroom:

    • Make beds with neutral bedding, adding a throw or cushions for style.

    • Remove any visible laundry or personal items.

    • Ensure wardrobes are closed and organised inside if they are photographed.

  • Bathroom:

    • Remove toiletries and personal hygiene products from view.

    • Hang fresh, clean towels neatly.

    • Ensure mirrors and taps are spotless.

Click’s Two Minute Rule

During our on site visit, our contractors will make minor adjustments to enhance compositions, adhering to our two minute rule per room. This means:

  • Quick decluttering of small items like cables or stray objects.

  • Adjusting furniture placement slightly to improve angles.

  • Straightening cushions, throws, and linens.

Note: Our contractors will not undertake significant cleaning or large scale decluttering. Ensuring the property is prepared before our arrival is essential for meeting tight schedules.

Exterior Staging Guidelines

  1. Tidy the Front:

    • Remove any bins, hoses, or clutter from the front of the property.

    • Sweep driveways, pathways, and entryways.

  2. Garden Preparation:

    • Mow the lawn and trim any overgrown hedges or bushes.

    • Arrange outdoor furniture neatly.

    • Remove children’s toys, tools, or equipment from the garden.

  3. Vehicles:

    • Ensure cars are parked away from the front of the property or in the garage.

    • Avoid obstructing key views of the property.

  4. Lighting and Decorations:

    • Turn on exterior lights if shooting in low light.

    • Add simple decorative elements like a clean welcome mat or potted plants.

Tips and Tricks

  • Use Hallways for Storage: Hallways are often not a focus during photography. Store unwanted items here to avoid double moving them.

  • Small Rooms as Storage: Small bedrooms or utility rooms may not be captured, making them ideal spaces for storing excess items.

  • Check Our Shot Priority List: Refer to our Photography Priority System to understand which angles and areas are most important to prepare.

  • Window Blinds: Ensure all blinds are fully open to maximise natural light.

  • Remove Pet Items: Remove pet beds, bowls, and other pet related items to maintain a clean and neutral appearance.

Common Questions About Staging

What happens if my property isn’t fully prepared?

Our contractors will do their best to make minor adjustments within the two minute rule. However, significant tidying or rearranging will not be performed, and this could impact the quality of the visuals.

What is the two minute rule?

The two minute rule ensures efficient and timely adjustments per room. Contractors focus on minor improvements, such as moving small items or adjusting angles, without exceeding this time frame.

Can I provide specific staging instructions?

Yes, you can share any specific staging requests during the booking process. However, these should align with the two minute rule for on site adjustments. Also we have incredible contractors that like all humans come in a variety of builds and heights, so please ensure that your request is safe and manageable for anyone.
